The Livable Communities Meeting will be held Wed Oct 17, at the City of Manhattan Beach Police & Fire Conference Room, 1400 Highland Avenue, Manhattan Beach from 2:30-4:30 pm. RSVP to [email protected] by close of business, Tues., October 16, 2007 Kick-Off Market Feasibility Analysis — Wally Siembab & Jacki Bacharach, SBCCOG and Amitabh Barthakur & Lance Harris, Economics Research Associates (ERA) Kickoff of the Market Feasibility Analysis, which will include a brief recap of where the last study left off and where the new study will take the us. The consulting team from ERA will introduce themselves and present the timeline and deliverables. Background: the SBCCOG has conducted a comprehensive study over the last three years on centers and corridors in the South Bay. This study helped cities to understand existing transportation performance. The research revealed that auto dependence is significant and that residential density has to be supplemented by a diverse mix of land uses in order to achieve desired transportation impacts. The next step is conduct a market analysis of four centers/corridors, look a forecast demand for a variety of land use types and formulate a development program that is market supportable
